  3. Personal presentation of Seller’s counter offer to Buyer and Buyer’s Agent as appropriate
  4. Aggressive earnest deposit from Buyer for Seller
  5. Loan documents on time from Buyer/lender or penalty payment from Buyer
  6. No/minimum Seller contribution to Buyer closing costs
  7. No/minimum Seller allowances for Buyer (decorating, inspection repairs, landscaping, pool, etc.)
  8. Seller paying for home warranty for Buyer if advantageous
